Homeowners ready to make a move are in a fantastic position to sell today. Inventory is still low and driving up that buyer competition. So, as you make your home more appealing to the masses, here are some tips to sell your home more quickly and (hopefully) way above asking!
Staging a home is incredibly important and storing away personal items can make the space more neutral and tidier for the potential homeowner to feel like they can fully immerse themselves in living in the home. NAR recently came out with a home staging profile and found that “82% of buyers’ agent said staging a home made it easier for a buyer to visualize the property as a future home.” Additionally, keeping a clean home and neutralizing smelly odors (hello, Chinese food) seems like a no-brainer. But you’d be surprised. A lot of focus is on the kitchens and you’ll want to pay special attention to the minor details and smells.
Working from home does not allow much flexibility when potential homebuyers want to take a peek of the home in person. It is common sense that if sellers make it less accessible to view, the likelihood of the buyer trying to purchase the home will diminish rapidly. The more availability to look at the home, the higher the chance of a quicker offer (or offers!). Make sure to communicate with your agent on safety precautions with having people entering and exiting your home.

Look at the neighboring comps and the general area, compare your square footage and condition of the home to strategize the right price to list your home. Finding a sweet spot in the pricing allows for better opportunity of people to purchase and could prompt a bidding war for your home – meaning more money for your pocket.
